テキスト1:国が発表するデータを見る限り、 ようやく日本は 長く続いたデフレ期間を脱却し、 インフレ局面に突入した のではないでしょうか。   そして、そうなると これまでとはお金に対する考え方を 変えざるを得なくなります。   物価が上がらない、 あるいは下がっている状態の デフレ局面では、 現金は資産を防衛するには それなりに良い手段なのに対し、 物価が上がっている状態の インフレ局面では、 その真逆になってしまうからです。   これまで1000円で変えていたものが 1500円になってしまったとしたら、 150万円の貯金の価値は 100万円に目減りしてしまいますからね。   つまり、お金を 現金だけで持っておくことは、 インフレ局面では 絶対にやめた方がいい というわけですね。 そのために、家づくりにおいても 自己資金として内入れ出来る まとまった現金があり、 それを現金のまま置いておこうという お考えをお持ちである方は、 以下のどちらかを 選択していただくことを オススメしています。 まず一つ目の選択肢が、 出来るだけ内入れし、 住宅ローンの借入額を減らす ということです。   インフレになるということは 住宅ローン金利が上昇する リスクも高まるということなので、 インフレによる現金の 価値の目減りを防ぐとともに、 借入額を減らすことによって 金利上昇による返済負担上昇リスクも ヘッジ出来るからです。

テキスト2:また、近い将来 金利が上がる可能性が高まるのだとしたら 内金を入れることによって 借入額を減らすことが出来れば、 少々金利が高めである 固定金利を選んだとて 返済負担が大幅に増えるということも ありませんしね。   個人的には、 ローン返済額が減った分、 浮いた資金を長期積立投資に 回し続けていただくのが 理想的だと考えています。   毎月、もしくは毎日、 全世界株式のインデックスファンドを 住宅ローンの返済期間中 ずっと買い続けていただく という感じですね。   一例を挙げると、 4500万円の借入を 4000万円に減らすことが出来れば、 金利1％、40年返済だとすると、 毎月12,643円フローが生まれる。 それを今後40年間ずっと 毎月投資に回していただくとして、 それが年率3％平均で お金が増え続けていくとしたら 元本を合計した6,068,640円が 40年後には11,782,760円にまでなる、 という感じです。   そしてこれを「つみたてNISA」で 運用していったとしたら、 増えた分に対して通常かかる 約20％の税金が全くかからないので 増えた分が丸々手取りになる というわけですね。   まず1つ目の選択肢がこれです。 続いて、2つ目の選択肢。 こちらは仮に内入れ出来る 現金があるとしても内入れせず ほぼ全額銀行から借りて その現金を長期積立投資に回す という選択肢です。   仮に500万円現金があるとしたら、 40年ローンだと考えると 先程と同じぐらいの金額を 長期積立投資に回していただける というイメージですね。   ただし、この場合 借入額が多くなる分、 利息の支払いが多くなるので、 その分選択肢1より 手元に残るお金が少なくなります。   具体例を挙げると、 4000万円の借入を 金利1％、40年返済で借りた場合の 総支払利息と 4500万円の借入を 金利1％、40年返済で借りた場合の 総支払い利息とでは、 1,068,640円差があるという感じです。   そのため、個人的には 選択肢その2よりは その1を選んでいただく方が 良いのではないかと考えています。   もっとも選択肢その2の場合は、 借入額が大きい分 借入名義人に万が一のことが起こった場合、 団体信用生命保険によって 全額繰上げ返済される額も大きくなるので、 そのリスクが高そうなご家庭の場合、 こちらの方がいいかもしれませんが・・   それはさておき、 今回の結論としては、 インフレ局面においては 現金を現金のまま置いておくのは 良い選択肢ではないので、 どのみち長期的な目線を持って 積立投資をしてください！ というお話でした。   <p style="margin: 0px; テキスト2:  左から クルクルパーマと眼鏡がチャームポイント後輩からも先輩からも慕われているマナエさん 頑張り屋さんでコツコツ努力ができるスタッフです。 私は知らないんだけど、どうやら酒豪らしいです(笑) 続いて可愛い顔したハヤカワダイチくん 若いのに営業課長として私をフォローしてくれている頼れる後輩です！ プライベートでは一児の父となり、独身時代を知っている先輩としては一安心。(笑) 私の心友でもあり戦友のような存在です！ その隣またまた可愛い顔したトヨダくん エイジングハウスYouTubeでは私の相棒として支えてくれています。 後輩偏差値が会社一高く、まわりへの気遣いや気配りは最高！優しい彼の言葉掛けに救われる事があります。 お仕事でも伸びしろがまだまだある期待の若手スタッフです！ そしてその隣には美人さんのナグラユウさん お客様対応時と事務所内での姿にギャップが・・・ ここまで変われるの？！と思うぐらい、本性はヤンキーだと私は思っています(笑) ただ、仕事はしっかりこなしてくれて、お客様からの人望も厚く、実力はトップクラス！！ 子育てと両立しながらで限られた時間にも関わらずしっかり結果をだしてくれているので、 頼れる後輩です！！
